TXU Energy (Retail Division) retained Mohr Partners to rapidly find a new call center facility in Texas at the beginning of 2004.

Timing was critical in the transaction due to a requirement to have the new facility operating by summer 2004. Mohr was able to locate an existing facility in Houston previously used by a major health insurance provider that could be occupied in four months.

The resulting lease terms for the 54,000 square feet, 400 seat facility were favorable for TXU and included:

• Plug and Play facility
• 7 months free rent
• Substantial tenant improvements
• All systems included in lease
• Existing backup generator on-site
• Immediate occupancy
